Breckenridge is the highest place we build, and the conditions are correspondingly extreme — snow that stays for months, ultraviolet exposure well beyond the Front Range, and a construction window that closes hard. Downtown adds historic district review on top.

At 9,600 feet, snow load governs the entire structure. Joist depth, spacing, and beam sizing all follow from it, and it's meaningfully higher than anything on the Front Range. Undersized framing here is a genuine safety issue, not a performance one.

At 9,600 feet in Summit County, Breckenridge is the highest elevation we build at — and every structural decision follows from that. Snow load governs the design outright. It sets joist depth, joist spacing, and beam sizing, and it is dramatically higher than any Front Range requirement.

Ultraviolet and freeze-thaw come next. At this elevation UV is punishing on any finish, and freeze-thaw cycling works on wood, fasteners, and footings harder than anywhere lower. Composite and aluminum aren't a preference here so much as the practical answer, and footings go deep because the alternative is a deck that moves.

Downtown adds a third layer: historic district review governing materials, proportions, and detail on properties in and around the core. That has to shape the design from the start rather than being addressed after drawings. And the build season is the shortest we work in — approvals that start late simply don't build that year, and we say so at the estimate rather than after you've waited.
