Why Evergreen Decks Are Different

7,220 Feet Changes Everything Structural

Evergreen sits about 1,900 feet above Denver in the Jefferson County foothills. Snow that melts off a Front Range deck in an afternoon sits here for weeks. That single fact drives framing, material, and drainage decisions that don't apply down the hill.

❄️

Genuine Snow Load

Evergreen holds snow far longer than the metro, and wet spring snow is the heavy kind. Framing here gets sized for the load this elevation actually carries — not a Front Range default. It's the most common thing we find undersized on older mountain decks.

☀️

UV at 7,220 Feet

Every thousand feet adds roughly 4–5% more ultraviolet exposure. Stain that lasts three years in Denver fades noticeably faster up here. Mineral-based composite and aluminum hold color far better, which is why they dominate our Evergreen work.

🔥

Wildland-Urban Interface

Evergreen is squarely in WUI territory, and the under-deck area is one of the most common places embers collect. We spec ember-resistant or non-combustible decking and detail the underside deliberately.

🌲

Steep, Forested Lots

Homes above Upper Bear Creek and around Brook Forest sit on real grade. Tall posts, lateral bracing, and stepped footings are routine — and access for material is a genuine planning problem on a narrow mountain drive.

Built for This Community

Built for Evergreen's Mountain Conditions

Evergreen sits at roughly 7,220 feet in unincorporated Jefferson County — about 1,900 feet above Denver. That gap is the reason a deck built to Front Range assumptions underperforms here, and it shows up in three places: snow, ultraviolet, and fire.

Snow load comes first. Snow that clears off a Littleton deck in a day sits on an Evergreen deck for weeks, and wet spring snow is the heaviest of all. Undersized framing is the single most common problem we find on older mountain decks. We size joists and beams for the load this elevation actually carries and confirm the requirement with Jefferson County rather than assuming it.

Ultraviolet is second — at this elevation stain simply doesn't last the way it does below, which is why mineral-based composite and aluminum make up most of what we install here. Wildfire is third: Evergreen is squarely in the wildland-urban interface, and the space beneath a deck is a classic ember trap. We detail it deliberately. Permits go through the Jefferson County Building Division, and on steep drives above Upper Bear Creek and Brook Forest we plan material access before the first day rather than discovering it.

FAQ

Questions About Decks in Evergreen

Straight answers about what to expect — no marketing fluff.

How much does a deck cost in Evergreen?
Most Evergreen projects run $20,000–$75,000+. Elevation and terrain drive that more than finish choice — heavier framing for snow load, tall posts and bracing on sloped lots, and difficult material access on narrow mountain drives all add real cost. We give a written estimate after a site visit.
What snow load do you build to in Evergreen?
Higher than the Front Range, and we confirm the current requirement with Jefferson County rather than assuming a number. Practically it means deeper joists, tighter spacing, and larger beams than the same deck would need in the metro. Undersized framing is the most common defect we find on older mountain decks up here.
What decking material lasts longest at this elevation?
Mineral-based composite and aluminum. At 7,220 feet ultraviolet exposure is substantially higher than in Denver, and stain fades faster than most homeowners expect — often a one-to-two year refinishing cycle on a fully exposed deck. Composite ends that cycle, and aluminum is worth discussing where fire resistance matters.
Is wildfire-resistant decking worth it in Evergreen?
In our view here, yes. Evergreen is in wildland-urban interface territory, and the area beneath a deck is one of the most common places embers collect and ignite. Ember-resistant or non-combustible surfaces plus deliberate under-deck detailing meaningfully reduce that exposure. Worth deciding before material selection.
Who issues deck permits in Evergreen?
Evergreen is unincorporated, so permits go through the Jefferson County Building Division — there's no city building department. The county inspects footings before they're covered and performs a final at completion. We pull the permit and coordinate both inspections.
Can you reach my house on a narrow mountain drive?
Usually, but we plan for it. Steep or narrow access above Upper Bear Creek, Brook Forest, and Soda Creek means material delivery and debris removal take longer and sometimes move by hand. We assess access on the first visit so the estimate reflects the real site.
