Englewood is one of the oldest suburbs in the metro, and it shows in the best and worst ways. Bungalows from the 1920s, mature trees, tight lots, and alley access instead of driveways. Almost nothing about building here resembles a new Douglas County subdivision.

The most common thing we find on an Englewood deck is a ledger nailed into siding with no flashing behind it. On a house built before that detail was standard, it's not a defect so much as an era. But it is the connection holding the deck to the building, and it has to be through-bolted into structure and flashed before anything else is worth doing.
