Lakewood is the fifth-largest city in Colorado and most of it went up between the 1950s and 1970s. Its western edge climbs Green Mountain and runs into the hogback, so a deck in Belmar and a deck in Solterra sit in genuinely different building conditions about six miles apart.

Lakewood sits at roughly 5,518 feet in Jefferson County and is the fifth-largest city in Colorado — but it doesn't feel like one city when you're building in it. The bulk of the housing went up between 1950 and 1980, and that single fact drives most of the work we do here.

Decks from that era are now past forty years old, and they fail in predictable places. When we open one up we most often find a ledger nailed into the rim rather than through-bolted, no flashing behind it, and post bases sitting directly on concrete where they wick moisture. Those three decide whether we can resurface onto your existing frame — which saves real money — or whether the structure has to come out. We inspect all of it before quoting rather than guessing.

The second half is geography. East of Wadsworth the lots are flat and the conversation is straightforward. West toward Green Mountain and the hogback, lots drop away and the wind picks up, which means taller posts, lateral bracing, stepped footings, and railing chosen to let wind through rather than catch it. Permits go through the City of Lakewood, which runs its own building department — not unincorporated Jefferson County.
