Valley Sun, Mountain Rules
Edwards sits in the Eagle River valley at about 7,220 feet — meaningfully drier and sunnier than Vail twenty minutes up the road, but with the same covenant-heavy development pattern. That combination is specific to here.
Drier, More Exposed
The Eagle River valley gets more sun and less snow than Vail, and the air is drier. Wood moves more and finishes fade faster than most owners expect, which is why composite and mineral-based surfaces dominate our Edwards work.
Covenant Communities
Arrowhead, Cordillera, and Singletree each run their own design review with their own standards. They are not interchangeable, and a package built for one gets returned by another. We prepare to the specific community's requirements.
Benched Hillside Lots
Many Edwards lots are benched into hillsides for the view. That means retaining, stepped footings, and taller posts on the downhill side — and it's the biggest single cost driver on most projects here.
Eagle County Permits
Edwards is unincorporated, so permits go through Eagle County rather than a town building department. That's a different submission from Vail or Eagle, and we handle it alongside your community's design review.

Edwards sits at roughly 7,220 feet in the Eagle River valley — about a thousand feet below Vail and noticeably different because of it. More sun, less snow, drier air. Owners who assume a Vail spec applies here are usually over-building for snow and under-building for UV.
The development pattern is the other defining fact. Arrowhead, Cordillera, and Singletree each operate their own design review with their own standards, and they genuinely differ. A submittal package assembled for one community will come back from another. We prepare to the specific requirements rather than a generic mountain package.
Structurally, the thing that drives cost here is topography. A great many Edwards lots are benched into hillsides to capture the valley view, which means retaining, stepped footings, and substantially taller posts on the downhill side. Permits go through Eagle County, since Edwards is unincorporated — a different submission from Vail or the Town of Eagle.
