A City of Four Decades of Housing
Centennial only incorporated in 2001, but the neighborhoods inside it span from 1960s ranches in Southglenn to homes finished last year in Piney Creek. That forty-year spread is the whole story here — the deck problem at a Cherry Knolls address and one out by Smoky Hill are almost nothing alike.
Two Generations of Housing Stock
Southglenn and Cherry Knolls date to the 1960s and 70s; Piney Creek and the eastern edge are decades newer. Older homes hide nailed ledgers and undersized footings. Newer ones usually have sound framing and a tired surface. We inspect before quoting because the right project differs completely.
Centennial Issues Its Own Permits
Unlike unincorporated Arapahoe County, the City of Centennial runs its own building department and its own review. Contractors who mostly work county side get tripped up by it. We pull the permit through the city and coordinate the footing and final inspections.
Open Plains Wind Exposure
East Centennial runs out toward open prairie with very little to break the wind. It changes how we anchor pergolas and covers, and it's why solid privacy panels are a poor choice on exposed lots here — they catch wind like a sail.

Centennial sits at roughly 5,800 feet in Arapahoe County and became a city in 2001 — one of the newest in Colorado, assembled from suburbs that were already decades old. That history matters when you're building here, because there is no single Centennial house.
The practical version: a deck job in Southglenn is usually a structural conversation. Homes there are 50-plus years old, and when we open up an original deck we routinely find a nailed ledger with no flashing. Out in Piney Creek and the newer eastern subdivisions, the framing is generally sound and the job is a surface upgrade and a railing that clears HOA review.
Permits go through the City of Centennial, not Arapahoe County — a distinction that catches out contractors who work mostly in unincorporated areas. We handle the city submittal, the HOA package where a community requires one, and the inspections.
