Genesee is a covenanted mountain community straddling I-70 at roughly 7,700 feet. Almost every property sits under Genesee Foundation architectural control, on a wooded lot with real grade — and the review is as much a part of the project as the framing.
Genesee Foundation Review
Nearly every Genesee property falls under Foundation architectural control, which evaluates materials, colors, and placement before construction. It runs separately from the Jefferson County permit and on its own schedule. We prepare both packages and submit them together.
Steep, Timbered Lots
Genesee lots fall away into the pines fast. Tall posts, lateral bracing, and footings stepped into grade are the norm, not the exception — and access for material on a switchback driveway needs planning before day one.

The Foundation evaluates materials, colors, and placement for exterior work. It's a separate approval from the Jefferson County building permit, with its own timeline, and a submittal that would pass in a non-covenanted foothills neighborhood gets returned here. We prepare both packages and run them in parallel, because approval is usually the long pole rather than construction.
On the build, three Genesee-specific factors drive the spec: grade, since lots drop into timber and need tall posts with lateral bracing; fire, because conifers grow to the foundation and the under-deck space collects embers; and elk, which sounds like a joke until you've replaced a railing they've worked over.
