A real refinish is wash, sand, stain, seal: a deep power wash and brightening, sanding down to sound wood, then two coats of penetrating stain. Skipping the prep is why so many decks peel a year after "refinishing." We don't skip it — we've been doing this across the Front Range and mountains, from Denver to Evergreen, since 1993.

The product matters as much as the prep. We use a premium two-part oil-based penetrating stain that protects for up to two years in Colorado's UV — most contractors use a one-part stain that gives you roughly one season at altitude. Penetrating oil feeds and seals the wood itself, where water-based films sit on top and peel. You choose the look: solid pigment(including paint-matching your home), semi-transparent, or clear to show off the natural grain.
